What Courses Do I need in Wisconsin to Be a
Real Estate Appraiser?
In the state of Wisconsin all you need is an
appraisal course that consists of 75 total hours
of course work. This course work can be done
100% online if you choose or you can take the
courses at a live school. We recommend the
online method so you can plan the course around
your current work schedule. With only 75 hours
of coursework you’ll complete the course in no
time. Typically schools will sell 3 small
courses that make up the 75 hours needed. The
first course will be your basic appraisal
principles course consisting of 30 hours. The
second course that all appraisers must take it
called USPAP which stands for Uniform Standards
of Professional Appraisal Practice. This course
is more of an ethics type course and is only 15
hours long. The third short course is called
Appraisal Procedures which is also 30 hours.
What Do Real Estate Appraisers Do for a
Living?
Real estate appraisers are responsible for
placing a value on a property to allow banks to
know what type of loan can be given to a
potential buyer. Think of it as a safeguard for
a bank. Do you think they want to lean $250,000
to someone when the property they are buying is
only worth $175,000. What happens if the buyer
can’t pay and the bank gets the property back?
You’ll not only be appraising homes but could
focus on land, condo’s or apartment buildings.
In order to be accurate in your assessment
you’ll need to understand how to use comparables
in and around the property you’re appraising.
You might end up working for a bank or just work
part-time as an independent appraiser. No matter
what you want to focus on the great thing about
