Charlotte County is the only county in Florida
that currently requires Home Inspectors to be
licensed. The State Bill-SB2234-was passed in
June 2007 and also encompasses mold remediators,
though they have different licensing
requirements. The bill becomes effective on July
1, 2010 with the following requirements:
You must be of good moral character. In other
words, if you have a recent, verifiable criminal
history, or a poor BBB rating, you may not
qualify.
You also must have a high school diploma or its
equivalent (GED).
You must complete a course of study that has
been approved by the CCD (Code Compliance
Division) and that includes at least 120 hours
of study covering the following subjects:
Structure
Electrical
HVAC
Roofing
Plumbing
Interiors
Exteriors
Site conditions that affect the structure
You must possess and maintain a General
Liability insurance police of not less than
$300,000.00
And you must take a licensure examination by
applying to the CCD.
This bill is ‘Grandfathered’, which means that
anyone currently performing Home Inspection may
qualify for licensing if all of the above
qualifications are met by July 1, 2010.
This bill also requires licensees to complete a
minimum of 14 CEC (Continuing Education Courses)
every two (2) years, and to submit proof to the
CCD.
In addition, you must meet ONE of the following
requirements to perform Home
Inspections in Charlotte County Florida:
You must currently be in possession of a valid
Florida license as an architect, professional
engineer, building contractor, general
contractor, residential contractor, building
official or building code administrator and you
must have held one of these licenses for a
combined total of at least four (4) of the 10
years immediately prior to the Home Inspector
licensing application.
OR
You must currently be in possession of a valid
Florida license as a building inspector and/or
building code administrator for a combined total
of at least four (4) of the 10 years immediately
prior to the Home Inspector licensing
application and you must have taken the ASHI
(American Society of Housing Inspectors) exam
and received a score of 75% or higher.
OR
You must satisfactorily prove to the board that
you have three (3) years experience in a
building trade or as a Home Inspector, or a
combined total of three (3) years in both fields
and that you have scored 75% or higher on the
NHIE (National Home Inspector Examination).
