Georgia’s current law under the Trade Practice
Act, Chapter 3, Title 8, enacted in 1994 is
quite liberal and does not require registration,
certification or licensure. There are no
educational or continuing education requirements
at this time. You are only required to provide
written documents containing the following
information:
You must define the scope of the inspection
You must declare what structural elements and
systems are being inspected
You must state that it is a visual inspection
only
You must state that you will notify the
person, in writing, of any defects, and follow
up on that course of action.
House Bill 1217 went before the State
Legislature in May 2008, subsequently being
vetoed by Governor Purdue on May 14, 2008.
Realistically, you can expect that another bill
will eventually be approved and may contain some
or most of the same requirements as HB1217.
Those requirements were:
You must be 18 years of age or older to qualify.
You must be of good moral character, which means
that if you have a recent verifiable criminal
record or a poor rating with the BBB, or other
civil complaints resolved or pending against
you, you may not qualify.
You must not have been convicted of any crime
that has a direct relation to your being able to
perform competently and fully as a licensee.
You must have a high school diploma or its
equivalent (GED).
You must complete 80 hours of approved
education. Experience may be approved in lieu of
education if you have been performing Home
Inspections for at least three (3) years and
have successfully completed a minimum of 100
Home Inspections with documented proof.
You must complete at least 30 hours of CEC
(Continuing Education Courses) every 2 years.
