Indiana Home Inspection License State Requirements
 
Indiana’s licensure laws for Home Inspectors were enacted in 2004. P.L. 145 charges the Inspectors Licensing Board with the regulation of both home and associate Home Inspectors. They set the fees, investigate and follow up on complaints and monitor and establish continuing education (CE) requirements. The Board also facilitates the code of ethics, the standards for inspection reports and the standards for competent performance of home inspections.

P.L. 145 sets forth the following requirements:
 You must be at least 18 years of age to be a home inspector in Indiana.

 You must have graduated from high school or you must have completed the equivalent (GED).

 You may not have been convicted of specific crimes.

 You must successfully complete a Board-approved pre-licensing course of at least 60 hours, 40 of which must be classroom study or lecture training and 12 hours of which must be practical experience.

 You must pass the NHIE (National Home Inspector Examination).

 You also must carry general liability insurance coverage in the amount of at least $100,000.00 and be able to submit and maintain proof of this coverage.

 And you must pay the application/licensing fee of $450.00.

License renewal requires 16 hours of Board-approved Continuing Education.
Furthermore, the law also provides for disciplinary action to be taken against Home Inspectors performing inspections without a license. This is considered a Class B Infraction.

Home Inspectors are also protected from any civil complaints once two years from the date of inspection has passed.
