New York State Home Inspection

The New York Licensure Law, Chapter 461 of the
Laws of 2004, require that all Home Inspectors
be licensed.
If you’ve never been licensed before and are not
currently a Home Inspector:
You must complete 140 hours of educational
instruction, to include 40 hours of
uncompensated practical home inspection time
under the direct supervision of a state licensed
Home Inspector.
OR
You must have 100 hours of uncompensated home
inspections performed under the direct
supervision of a state licensed Home Inspector.
You must also pass the NHIE, the National Home
Inspection Examination.
You must show proof of adequate General
Liability Insurance.
24 hours of Continuing Education (CE) for each
licensing cycle is required.
An initial fee of $250.00 is required for
first-time licensees. Renewal costs $100.00.
The law further states, under the Duty of Care
provisions, that every Home Inspector must
provide a written report to the client,
indicating what components and systems were
inspected and what deficiencies were observed.
The inspector MUST maintain the client’s
confidentiality.
Other language describes the Ethics, Standards,
and Practices that are expected from Inspectors.
Read the "Home Inspector Professional Licensing
Act" that took effect on December 31, 2005.
Though grandfathered for prior experience at
that time, that grandfather clause is now moot.
If not licensed prior to December 31, 2008, you
are required to complete the above CE
requirements in order to be reinstated.
