Under the state of Tennessee Licensure Law, 2005
Public Act Chapter 65, enacted in 2006, any
person applying for a Home Inspector license
must submit an application on the form specified
by the Commissioner. The application must be
accompanied by the appropriate fee.
As an applicant:
You must furnish proof of being at least 18
years of age.
You must have graduated from High School or have
earned a GED certificate.
You cannot have been convicted of any crime that
has a direct bearing on your ability to perform
fully and competently as a licensed Home
Inspector.
You also cannot be the subject of a disciplinary
action by either another state or local entity
having to do with your performance as a Home
Inspector or having to do with the licensing or
certification of Home Inspectors.
You must complete 90 hours of a course of study
approved by the Commission pertaining to the
performance of Home Inspections and the
preparation of home inspection reports.
You must take and pass the NHIE (National Home
Inspector Examination).
You must have in your possession a certificate
of insurance in the amount required for General
Liability and Errors and Omissions, specifically
covering all activities to do with Home
Inspection.
