Washington State Bill 6606,
enacted in 2008 requires that all Home
Inspectors be licensed and sets forth those
requirements, as well as establishing the Home
Inspector Advisory Licensing Board, comprised of
seven (7) members, six (6) of whom must be
active inspectors and one (1) of which must be
currently teaching in an education program
designed for home inspectors. Additionally, the
law allows that any person who can provide proof
of having worked as a Home Inspector for at
least two (2) years and who has conducted at
least 100 home inspections was able to apply to
the board prior to September 1, 2009. Now that
that deadline has passed:
You must submit proof of having taken and
passed 120 hours of classroom instruction
approved by the Board.
You must have had up to 40 hours of
in-the-field training, supervised by a licensed
inspector.
You must pass the psychometrically valid,
reliable, and legally defensible written exam
required by the board.
You must complete 24 hours of Continuing
Education (CE) every two years for renewal.
Each inspector must carry Errors and Omissions
and General Liability Insurance.
In addition, the bill outlines the hearing and
investigation process into complaints and sets
forth the guidelines for ethical and
professional behavior. Home Inspectors are also
prohibited from soliciting or taking on repair
work that was found during the inspection, until
such time as the sale of the house is final.
